10 Best Commercial Snow Removal Companies in Mississauga

Entire Landscaping from $20,000

A commercial snow contract is not really bought in November. It is judged in February, usually at about five in the morning, by whoever arrives first and finds out whether the lot is usable.

In Mississauga that person might be a warehouse supervisor near Pearson waiting for the first trailer of the day, a pharmacist opening a plaza unit on Dundas, a superintendent fielding calls from a condominium on Hurontario, or a facility manager at an office campus in Meadowvale who knows the first employee will pull in at 6:45. Each of them needs something slightly different, and none of them can wait until the contractor gets round to it.

That is why choosing a commercial snow removal company is so different from hiring someone for a driveway. The contractor is taking on part of your liability. If a tenant slips on refrozen meltwater outside an entrance, the questions that follow are about records: when the site was last serviced, what was applied, at what temperature, and who decided it was enough. In Ontario, anyone injured on snow or ice on private property must generally give written notice within 60 days, and that notice can go to the owner or to the snow contractor — so the claim often lands on the property manager’s desk weeks after the storm itself has been forgotten.

Mississauga adds its own complications. The city’s commercial and industrial stock is enormous and varied: logistics yards that run around the clock, retail plazas that must be open by nine, office parks with a single morning rush, and condominium corporations where a board is buying the service on behalf of hundreds of residents. Its position on Lake Ontario brings plenty of freezing rain and days that hover around zero, which means the hardest part of the job is often not the ploughing but the ice that forms afterwards. And on sites with designated fire routes, the City’s Fire Route By-law requires the property owner to remove snow, ice or obstructions that could prevent the route, signs or hydrants from being used.

Strong commercial providers answer all of this before the first storm. They walk the site in autumn, map the priority areas, define the service trigger, agree where the snow will be stored, and explain how each visit will be documented. Weaker ones send a seasonal price and a truck. Finding the best commercial snow removal company in Mississauga is largely a matter of telling the two apart before you sign.

The companies below include large commercial-only operators, franchise-backed networks, family-owned grounds contractors and full-service landscape firms. Maverick Landscaping takes the number-one position because it is based in Mississauga, plans each winter programme around the site rather than the route, and maintains, paves and repairs the same commercial properties in the other three seasons — which makes it accountable for the condition of the lot in April as well as February.

Best Commercial Snow Removal Companies in Mississauga

1. Maverick Landscaping

Maverick Landscaping is our top overall choice for commercial snow removal in Mississauga because it treats a plaza, office site or multi-unit property as something it looks after all year, not as one more stop on a winter route.

The company works from Battleford Road in the Meadowvale industrial area and has been operating for more than 25 years across Mississauga, Toronto, Oakville, Milton, Georgetown, Brampton and Caledon. Its commercial winter programme covers 24/7 ploughing, de-icing and salting, sidewalk clearing, snow hauling and removal, emergency snow response and ice monitoring for parking lots, sidewalks, entrances and priority access areas.

What makes it different from a snow-only operator is everything else on the contract. Maverick provides commercial groundskeeping, landscape maintenance, lawn care, seasonal cleanups and tree and shrub pruning for offices, retail sites and multi-unit properties, and it also builds and repairs the hard surfaces underneath the snow — parking-area paving, asphalt crack repair and sealcoating, concrete repair and interlock. For a property manager, that means one contractor who knows the site in July and is answerable for its condition in April.

Services offered by Maverick Landscaping

  • 24/7 commercial snow ploughing for parking lots and access routes
  • De-icing and salting
  • Sidewalk, entrance and priority access clearing
  • Snow hauling and off-site removal
  • Emergency snow response
  • Ice monitoring
  • Pre-season site assessment and customised winter service plan
  • Commercial groundskeeping and landscape maintenance
  • Commercial lawn care, mowing and seasonal cleanups
  • Commercial tree and shrub pruning
  • Parking lot paving, asphalt crack repair and sealcoating
  • Concrete repair and interlock repair

Why choose Maverick Landscaping for commercial snow removal?

The first reason is the way the work is planned. Before quoting, Maverick visits the property to assess access routes, pedestrian zones, priority entrances and site-specific problems, and its in-house planning team then reviews the layout, the operational needs of the business and the areas most at risk in winter. The result is a customised winter service plan that sets the priorities and the schedule before the first snowfall. On a commercial site, that plan is the most important document in the contract: it decides whether the fire route, the accessible parking stalls and the main entrance are cleared first, or simply whichever corner the plough reaches first.

The second is scope. Hauling and ice monitoring are part of the same programme rather than extras sourced from someone else. That matters on Mississauga’s tighter retail pads and townhouse condominiums, where storage runs out by mid-winter, and on any site where meltwater from a snow bank runs across a walkway and refreezes overnight. A contractor that monitors for that refreeze is managing the actual cause of most slip-and-fall incidents rather than responding to snowfall alone.

The third is what happens after the season. Ploughs scrape asphalt, catch interlock edges, push gravel onto turf and leave salt burn along landscaped islands. When the winter contractor and the landscape contractor are different companies, every scar becomes a discussion about who caused it. Maverick paves parking areas, repairs cracks, sealcoats asphalt, repairs concrete and maintains the soft landscaping on commercial sites, so the same company that stages the snow in January is the one assessing the damage in spring. That gives it a practical reason to keep banks off the planting beds and blades away from vulnerable edges.

Location helps too. A yard in central Mississauga means shorter travel to local sites and easier return visits during a long event, which is where route-based contracts usually start to slip.

Quotes are prepared after a free on-site visit, with a defined scope and no surprise fees, and the company states that it is fully insured. Maverick does not publish an accumulation trigger, a guaranteed completion window or the format of its service reporting, so those three terms should be written into the contract alongside the insurance certificate and WSIB clearance — the same standard every company on this list should be held to.

Reviews and ratings

Maverick’s Google profile, displayed on its website, carries an “Excellent” rating across 22 reviews, and the company reports more than 530 completed projects and over 90 properties maintained.

Clients consistently describe professional crews, clear communication, respected timelines and fair pricing without sales pressure, and several name Matt personally as their point of contact. The most relevant comments for a commercial buyer come from recurring-maintenance clients: one describes two years of service across the seasons on a large property, including a last-minute cleanup before a family event, and another notes the crew returning to adjust a gate after the job was finished.

Most of the published feedback concerns landscape construction and property maintenance rather than winter contracts, which reflects the balance of the business.

That makes references especially worthwhile for commercial buyers. Ask for two or three commercial or multi-unit sites in Mississauga that Maverick serviced last winter, and ask to see the winter service plan prepared for one of them. A contractor that genuinely plans each site the way Maverick describes should be able to show you one.

2. Clintar of Mississauga

Some commercial buyers are not managing one property. They are managing a portfolio, and they want the snow contractor in Mississauga to plan, report and invoice the same way as the contractor at their sites in other cities.

That is the gap Clintar fills. The brand has operated since 1973 and now runs 26 locations across Canada with more than 1,000 employees, focused entirely on commercial outdoor services. The Mississauga franchise, led by owner Luca Farneti, provides year-round landscaping and snow and ice management for commercial and condominium properties across Mississauga, Oakville, Burlington, Milton and Waterdown. Its local experience centres on office complexes, high-traffic condominium sites, campus parks and distribution centres.

Clintar’s corporate winter programme is built for commercial sites of roughly 1 to 30 acres, with parking-lot ploughing, walkway crews, salt, anti-icing and brine treatments for high-traffic areas, priority response for loading docks and truck routes, and site inspections during events.

Services offered by Clintar of Mississauga

  • Commercial parking lot ploughing
  • Sidewalk, walkway and access route clearing
  • Salt applications and ice prevention
  • Anti-icing and brine treatments for high-traffic areas
  • Loading dock and truck route priority service
  • Site monitoring and inspections during events
  • 24/7 weather monitoring and automated dispatch
  • Real-time service tracking and reporting
  • National accounts with a single point of contact and billing
  • Year-round commercial landscape maintenance

Why choose Clintar for commercial snow removal in Mississauga?

Clintar is the strongest option on this list for property managers who need consistency across several sites.

Its national accounts programme offers a single point of contact, single billing and four-season service for multi-location clients — useful for asset managers, retail chains and institutional owners who would otherwise juggle a different contractor, contract format and reporting style in every market. Being part of a large network can also give the franchise access to systems, training and support that an independent operator of similar size may not have.

Its client base is distinctly institutional. Testimonials on the Mississauga site come from a senior facility manager at CITI Realty Services, thanking the team for keeping the lots and sidewalks clear at 5900 Hurontario during a storm, and from the logistics and procurement manager of a bakery manufacturer, who described Clintar as the best landscaping and snow company they had worked with in nearly 25 years.

The company describes its operations as using a fully owned fleet, and the corporate programme includes automated dispatch and real-time service tracking — the kind of infrastructure that matters on a distribution centre where trucks move overnight.

Two points to confirm. Franchise service offerings can differ from the corporate menu, so ask which elements — brine, tracking, reporting format — the Mississauga location provides. And the franchise’s published office is in Hornby, in Halton Hills, so ask where the equipment serving your site is staged.

Reviews and ratings

Clintar’s local public review footprint is small for a company of its scale. The Hornby-based listing holds a 4.6 Google rating from 10 reviews, while an older Mississauga listing shows 4.1 from 24 reviews, with praise for experienced, friendly staff and high-quality work alongside the occasional sharply critical comment.

That is typical of commercial specialists, whose clients are property managers and facility directors rather than consumers. The named testimonials from facility managers are the more meaningful evidence here, and a contractor working for clients of that type should be comfortable providing two or three similar references on request.

3. EDPS Property Services

Large industrial sites expose a weakness that smaller contractors can hide on a plaza: at some point there is simply too much pavement for a few trucks.

EDPS Property Services is built for that scale. Operating from Enterprise Road in Mississauga since 2007, the company — a division of EDSS Sanitation Solutions — provides commercial snow removal and ice management to industrial logistics centres, shopping centres, corporate campuses, office buildings, manufacturing facilities, retail plazas and government properties. Its sites range from under an acre to more than 50 acres.

The headline claim is that the work is 100 per cent self-performed. EDPS says it does not subcontract, and handles every part of the winter programme with its own staff and a fleet of more than 50 snow-removal vehicles and pieces of equipment available around the clock from November to April.

Services offered by EDPS Property Services

  • Commercial and industrial snow ploughing
  • Dedicated sidewalk crews with sidewalk tractors, power sweepers and snow blowers
  • Salting with units from pickup-mounted spreaders to tri-axle salt trucks
  • Liquid ice management for vehicle and pedestrian areas
  • Snow hauling with dump trucks and a dedicated snow dumping site
  • Snow relocation with front-end loaders and skid steers
  • Continuous clearing visits until a storm ends
  • 24/7 weather monitoring and emergency response
  • Pre-season site visits and customised service plans

Why choose EDPS for commercial snow removal in Mississauga?

EDPS is the best fit on this list for large logistics, industrial and campus properties where capacity and accountability are the main concerns.

Self-performance matters more in snow than in most trades. When a contractor relies on subcontracted operators, the busiest storm of the year is exactly when those operators are being pulled in several directions. Owning the equipment and employing the crews gives EDPS direct control over who arrives at your site and when.

The equipment range is also unusually complete. Front-end loaders and tri-axle dump trucks handle relocation and hauling on large lots, while sidewalk tractors, power sweepers and snow blowers keep walkways and entrances on their own schedule rather than waiting for the lot to finish. Liquid ice management for both vehicle and pedestrian areas is a capability many mid-sized operators do not have.

The commitment to continuous visits until a storm ends is the right standard for distribution centres and manufacturers that never close. And with a snow dumping site of its own, the company can remove accumulation from a congested truck court without first negotiating where it will go.

What EDPS does not publish is the reporting side: no GPS tracking, service logs, trigger depths, response windows or insurance limits are described on its site. For a commercial contract, ask for all of them in writing and request a sample post-event report.

Reviews and ratings

EDPS holds a 4.5 Google rating from 32 reviews, and its BBB profile shows no complaints.

The feedback is candid. One long-term snow client described the service as very good and noticeably faster over three seasons, while also noting that prices rose every year. Another reviewer complained that a residential visit was missed during a storm. Neither pattern is unusual, but the first is worth noting at contract time: ask whether a multi-year agreement can fix the price escalation in advance.

4. Just For Snow

Most commercial contractors describe their trigger in general terms. Just For Snow puts a number on it — one inch — and builds the rest of its programme around being on site early.

The company began in 2014 as Just For Lawns and rebranded in 2018 to concentrate on snow and ice management. Based in Bolton, it serves Mississauga along with Brampton, Vaughan, Etobicoke, Markham and Scarborough, providing commercial snow removal and ice management for parking lots, roadways, loading docks and walkways.

Its reference projects are among the most demanding in the region: the Crosslinx Transit Solutions contract covering the Eglinton Crosstown’s Mount Dennis maintenance facility and all 24 LRT stops, and Walmart’s national headquarters in Ontario together with a dozen of its retail locations.

Services offered by Just For Snow

  • Commercial ploughing with a 1-inch service trigger
  • Pre-salting and de-icing before, during and after events
  • Walkway and sidewalk crews with proactive inspections
  • Loading dock, roadway and emergency route clearing
  • On-site snow relocation and off-site removal
  • Multiple visits during storms
  • Real-time GPS tracking, digital reporting and automated dispatch
  • Pre-season site mapping and equipment staging
  • Flat-rate seasonal packages

Why choose Just For Snow for commercial snow removal in Mississauga?

Just For Snow suits complex, high-traffic sites where a low trigger, technology and self-performed crews matter more than proximity.

A one-inch trigger — about 2.5 centimetres — is at the low end of the commercial market, and it changes the way a lot is managed. Smaller, more frequent passes stop snow being compacted by traffic into ice, which is far harder and more expensive to remove later.

The company states that it self-performs all of its work using in-house crews and dedicated equipment, with a team of more than 100 snow fighters. Pairing that with real-time GPS tracking, digital reporting and automated dispatch gives property managers a verifiable record of each visit, while crews cycle through properties for repeat visits during long storms.

It is also one of the few contractors here with a verifiable industry credential: its SIMA directory listing carries an Advanced Snow Manager staff certification badge, reflecting training from the Snow & Ice Management Association.

Pricing is sold as flat-rate seasonal packages, which suits owners who want a predictable winter budget. Because the company is based in Bolton, ask how Mississauga sites are grouped on routes and where equipment is staged during an event.

Reviews and ratings

Just For Snow has a 4.2 Google rating from 30 reviews, with recurring praise for friendly, professional crews, timely service and salting.

The critical feedback is worth reading closely because it comes from a commercial client: one recent reviewer said crews did not reach all customers in a timely way during busy periods and that they would not renew, and the owner responded publicly. That does not outweigh the company’s reference projects, but it makes route density the right question to ask — how many sites share your route, and what happens when a storm runs long.

5. Monster Plowing

A surprising number of commercial snow contracts never say when the contractor will actually arrive. Monster Plowing publishes it.

Founded in 2008 as the winter division of Monster Property Services, the company serves east Mississauga along with Toronto from its head office in North York. Its commercial work covers offices and buildings, retail properties, manufacturing and industrial sites — including loading docks — parking lots and construction sites, and it also services condominiums, apartment buildings and townhouse complexes.

It reports more than 900 contracted sites, roughly 90 plough trucks and an 85 per cent renewal rate.

Services offered by Monster Plowing

  • Commercial and industrial snow ploughing
  • De-icing for snowfalls and freezing events
  • Walkway and pedestrian area clearing
  • Loading dock and parking area snow management
  • Snow stacking, piling and hauling with loaders and dump trucks
  • 24/7 weather monitoring and automatic dispatch
  • GPS and in-truck video recording
  • Routine email service reports and a client portal
  • Flat-rate seasonal and multi-year contracts

Why choose Monster Plowing for commercial snow removal in Mississauga?

Published service standards are the main reason, and they are rare in this market.

Service is triggered by every snowfall over 1 centimetre, as well as freezing rain, ice storms and flash freezes. The standard package promises first service before 8:59 a.m., de-icing within two to four hours of a freezing event, ploughing within two to six hours, and repeat visits once snowfall passes 8 centimetres. The priority package tightens that to first service before 5:59 a.m., de-icing within two hours, ploughing within three hours and repeat visits above 5 centimetres. Those are terms a property manager can measure.

The documentation is equally concrete. Each truck carries a GPS tracker and multiple video cameras, footage can be retrieved after an incident, client logs are available on request, and routine email reports follow service. For a slip-and-fall defence, video of the actual site conditions can be more persuasive than a written log.

Insurance is also stated plainly: a $5 million commercial general liability policy, the option to add clients as additional insureds, and WSIB coverage for all employees. Contracts are flat-rate seasonal with monthly instalments, multi-year terms are available and multi-site clients receive bulk discounts.

The limitation is geography. Monster advertises east Mississauga rather than the whole city, so properties in Meadowvale, Churchill Meadows or Clarkson should confirm coverage first.

Reviews and ratings

Monster Plowing’s reviews are mixed, which is common for large operators. It holds roughly a 4.4 Google rating from more than 130 reviews and a 4.1/5 HomeStars rating from 95 reviews, many of them older, and it has been a Consumer Choice Award winner for snow removal in the GTA for twelve years.

Positive feedback focuses on punctuality and reliability, while critical reviews mention walkways during the biggest storms and complaints about monthly fees. The 85 per cent renewal rate is arguably the more telling figure, since it reflects clients choosing to sign again after a full winter.

6. Clear Cut Group

Clear Cut Group’s commercial snow page reads more like a scope of work than a brochure, which is exactly what a property manager comparing proposals wants to see.

The company operates from Longspur Road in Mississauga’s Meadowvale area and is owner-operated, with Gerald involved in day-to-day operations. It services office buildings, retail plazas, warehouses, industrial facilities, condominiums, apartment complexes and multi-unit properties, alongside a large residential client base and year-round grounds services.

Its process is described in operational detail: drive aisles and parking rows are ploughed first, fire routes opened and curb lines cut back, and Caterpillar loaders are assigned to the largest commercial sites.

Services offered by Clear Cut Group

  • Commercial parking lot and drive-aisle ploughing
  • Fire route clearing and curb-line cut-backs
  • Salt, treated salt or magnesium chloride matched to pavement temperature
  • Brine pre-wetting and anti-icing
  • Sidewalk, entrance, ramp and stair clearing
  • Loading dock and dock-approach clearing
  • Snow pile relocation and hauling
  • Storm monitoring and after-storm clean-up
  • GPS tracks, time-stamped photos and visit logs
  • Per-visit, flat seasonal and priority-dispatch contracts

Why choose Clear Cut Group for commercial snow removal in Mississauga?

Clear Cut is a strong choice for mid-sized commercial and multi-residential sites that want detailed documentation and technically sound ice control from a local, owner-run business.

Its de-icing approach changes with conditions. Spreaders apply salt, treated salt or magnesium chloride according to pavement temperature, and brine is used for pre-wetting and anti-icing when conditions favour it. That matters on the coldest winter mornings, when pavement temperatures fall well below minus ten and ordinary rock salt does very little.

Documentation is specific too. Visits are recorded with GPS tracks, time-stamped photos and visit logs available on request, and salt applications are logged by time and location. If a claim arrives in March about an icy entrance in January, those records are what the property owner will need.

The contract options are flexible: per-visit, flat seasonal, or priority dispatch for major storms. And because the company maps hazards, snow pile zones and trigger depths with clients before the season, the expectations are settled before the first snowfall.

Being a Landscape Ontario member based in Mississauga keeps routes local. As with most firms here, insurance limits are not published and should be confirmed in writing.

Reviews and ratings

Clear Cut Group holds a 4.8 Google rating from 211 reviews and a 5.0 HomeStars rating from a smaller number of older reviews.

Customers praise prompt snow service, helpful office staff during big storms and fair pricing. Much of the review volume, however, relates to residential work and seasonal services such as holiday lighting and mulching. Commercial buyers should ask for references from sites of a similar size and use, and request a sample GPS and photo report from last winter.

7. Oakly Landscaping

Condominium boards buy snow removal differently from most clients. They answer to residents, they work through a property manager, and they need to hear about problems before the owners do.

Oakly Landscaping has shaped its commercial snow service around that relationship. Based on Dundas Street West in Mississauga and serving Mississauga, Oakville and Burlington for winter work, the company provides snow removal and ice management for condominium corporations, residential complex boards, retail plazas, office buildings and industrial complexes, alongside year-round commercial landscaping.

It is younger than most companies on this list, but it has built a solid base of property-management clients.

Services offered by Oakly Landscaping

  • Commercial and parking lot ploughing
  • Early salt applications and de-icing
  • Sidewalk and entrance clearing
  • Loading area access
  • On-demand snow hauling
  • Continuous weather monitoring
  • Crews dispatched before, during and after snowfalls
  • Dedicated account manager and real-time storm updates
  • Year-round commercial landscape maintenance

Why choose Oakly Landscaping for commercial snow removal in Mississauga?

Oakly makes the most sense for condominium corporations and property managers who place communication at the top of the list.

Each client receives a dedicated account manager and real-time storm updates. That sounds simple, but it is often the deciding factor in whether a board renews: a superintendent who knows when the crew will arrive can answer residents, while one who hears nothing fields the complaints alone.

Its published coverage is also reassuring for a board: $5 million in commercial liability insurance and full WSIB coverage, both stated directly on its snow page. The company runs seven operating crews with heavy-duty plough trucks, loaders, skid steers and salt trucks, and it offers on-demand hauling for sites that run out of storage — a common problem on Mississauga’s townhouse condominiums.

Early salt applications, before snow bonds to the pavement, are the right instinct for condominium walkways, where residents leave at different hours and a single icy patch can become a claim.

Oakly does not publish trigger depths, completion windows or contract structures, so those terms should be agreed in the proposal.

Reviews and ratings

Oakly reports more than 120 Google reviews and holds a rating of around 4.8 across them.

The most relevant feedback comes from property-management firms. Comfort Property Management praises its landscaping and snow removal and describes its photo reports as clear, detailed and thorough, while TSE Management Service highlights responsive, proactive communication and fast turnaround.

One critical review came from a self-described former subcontractor rather than a client. It does not concern service quality, but it is a useful reminder to ask any contractor which crews are employees and which are subcontracted.

8. Peel Exterior Maintenance (Peel Landscape Depot)

Most contractors keep a season’s worth of records. Peel Exterior Maintenance keeps four years.

Founded in 1989 by Rick Fallis, the company has provided snow removal and ice management to commercial clients for more than 30 years. It operates from Georgetown alongside its Peel Landscape Depot supply yard and power-equipment division, and services commercial, industrial and multi-residential properties across Peel and Halton, including Mississauga.

Its winter programme is organised around monitoring and verification rather than equipment lists.

Services offered by Peel Exterior Maintenance

  • Commercial snow removal and ice management
  • Customised snow and ice control plans for each site
  • Patrol crews checking site conditions
  • Live dispatcher coordinating operations in real time
  • GPS tracking on all vehicles and heavy equipment
  • Real-time reporting with photos, notes and weather information
  • Up to four years of historical GPS records
  • Weather tracking through paid forecasting services
  • 24/7 operation throughout the winter

Why choose Peel Exterior Maintenance for commercial snow removal in Mississauga?

Peel is the best option on this list for owners whose main concern is proving what was done.

Historical GPS reporting for up to four years covers the full two-year limitation period for most injury claims with time to spare. Combined with real-time reports that include photos, notes and weather information, it gives the property owner and its insurer something concrete when an incident is reported months later.

The operational model is proactive. Patrol crews check sites before problems develop, crews meet before every storm, weather is tracked through multiple paid forecasting services, and a live dispatcher manages the schedule during events instead of an answering service. The company also says it carefully manages how many clients it accepts each season, which is the practical safeguard against an overloaded route.

Thirty-plus years of commercial winter work in Peel and Halton means the company has operated through many of the region’s severe seasons.

Its base in Georgetown is the trade-off for Mississauga properties, particularly those in the south and east of the city. Ask where the crews and equipment serving your site are staged, and confirm triggers, completion times and insurance limits, none of which are published.

Reviews and ratings

Peel’s public reviews are not a reliable guide to its snow service. The Google profile for the Georgetown depot, with a rating in the high-three range from more than 150 reviews, mostly reflects retail customers buying landscape materials and equipment repairs rather than commercial winter clients. Its BBB profile carries an A+ rating with no recent complaints.

For a commercial contract, the better evidence is easy to request: a sample post-event report with GPS data and photos, and two or three references from comparable sites in Mississauga.

9. Faion Landscaping & Snowplowing

Faion has been clearing commercial and industrial lots in Mississauga since before most of the companies on this list existed.

The family-owned business has operated since 1985 from Mid-Way Boulevard in Mississauga’s northeast industrial area, providing landscape construction, lawn maintenance and snow removal for commercial and industrial properties. Its clients are corporations and property management companies, and its winter focus is Mississauga, Brampton, Etobicoke, west-end Toronto and Oakville.

It is a small, long-established operator rather than a large fleet, and that is precisely its appeal.

Services offered by Faion Landscaping & Snowplowing

  • Commercial and industrial snow ploughing
  • De-icing and salting
  • Snow removal from parking areas
  • Entrance and shipping bay clearing
  • 24/7 winter availability
  • Overnight clearing before business hours
  • Commercial lawn maintenance
  • Landscape construction

Why choose Faion for commercial snow removal in Mississauga?

Faion suits owners of industrial and commercial buildings who would rather deal with a family business that knows the area than with a large account structure.

Its service is framed around how industrial properties operate: parking areas, entrances and shipping bays kept open around the clock, with crews working through the night so the site is clear before staff arrive. The company owns its equipment, which allows it to respond to urgent requests without waiting on rented machinery or outside operators.

Four decades in the same market is meaningful in a trade with high turnover. Faion has been a Landscape Ontario member since 2003, states that it is fully insured, WSIB clearance certified and WHMIS trained, and displays Smart About Salt, IPM and ComplyWorks credentials on its site — the latter a contractor pre-qualification system used by many corporate and industrial clients.

The limitations are visibility and scale. The company does not publish fleet size, reporting methods, triggers or response windows, and its website is dated. Ask how many sites share its routes and how service is documented, and confirm that the Smart About Salt certification is current.

Reviews and ratings

Faion has a small public review profile, with a 4.2 Google rating from 10 reviews.

One client describes the winter service as excellent, while a critical review concerned a summer landscaping crew blowing clippings onto parked cars. With so few public reviews, references matter more than usual: ask for two or three current commercial or industrial clients, ideally properties that have used the company for several winters.

10. AAA Landscaping Co. Ltd.

Snow fences, marker stakes and warning signs are not glamorous, but on a busy plaza they prevent a large share of the damage and incidents that follow a winter.

AAA Landscaping includes them as standard parts of its commercial winter programme. The company traces its origins to 1991 and serves Brampton, Mississauga and Caledon from Brampton, providing commercial grounds maintenance, landscape construction and snow and ice management. Its snow service is commercial-only, covering high-traffic retail plazas, condominium complexes, apartment buildings and industrial properties.

Service is offered 24 hours a day, seven days a week through the winter.

Services offered by AAA Landscaping

  • Commercial snow ploughing of roadways and walkways
  • De-icing and salt application
  • Snow removal and relocation with dump trucks
  • Snow fence and marker installation
  • Warning signage
  • Pre-season site maps and service plans
  • GPS-tracked, radio-dispatched equipment
  • Log sheets for site checks, salting and ploughing
  • Commercial grounds and plaza maintenance

Why choose AAA Landscaping for commercial snow removal in Mississauga?

AAA is a practical option for retail plazas and condominium sites in north Mississauga and Brampton that want organised, documented service from a contractor focused on the Peel market.

Every site receives a pre-season map and service plan, and the installation of snow fences, markers and warning signage turns that plan into something crews can see in the dark. Markers protect curbs, islands and hydrants from ploughs; fences control drifting; warning signs alert drivers and pedestrians to hazards.

All trucks and heavy equipment are GPS tracked and radio dispatched, and the company keeps log sheets recording each site check, salt application and ploughing visit. Each service region has an area manager, giving property managers a clear point of escalation. It also uses environmentally accountable salt and de-icing products.

AAA is a Landscape Ontario member and holds an A+ rating as a BBB-accredited business, with no complaints on record in recent years.

The company does not publish a street address, trigger depths or response windows, and its website now leans toward residential sod work, so request the contract terms, insurance certificate and WSIB clearance before the season.

Reviews and ratings

AAA Landscaping holds a 4.1 Google rating from 29 reviews, with comments that frequently mention fair pricing and quality sod and grass installation.

Most visible reviews relate to residential landscaping rather than commercial snow work. Commercial buyers should ask for references from plazas or condominium sites the company has serviced through recent winters, along with a sample log sheet.

How to Choose a Commercial Snow Removal Company in Mississauga

Commercial snow contracts look similar on the first page and very different on the last. Two quotations with nearly identical seasonal prices can describe completely different levels of service once you read what triggers a visit, how quickly the site must be usable and who is responsible when something goes wrong.

If you are buying for a house rather than a business, our separate guide to snow removal companies in Mississauga covers driveway contracts and residential pricing. The questions below are written for property managers, condominium boards, landlords and facility managers.

Start with a site map, not a price

Before anyone quotes, walk the property with the contractor and mark it up.

Identify the areas that must be cleared first and kept open throughout a storm: fire routes, hydrants, barrier-free parking stalls, main entrances, emergency exits, loading docks, garbage enclosures, transit stops and the route between them. Then mark what must be protected: landscaped islands, catch basins, light standards, bollards, speed bumps, curbs, signage and anything that sits just below the snow line.

Agree where snow will be stored and where it must never go. A good contractor will take photographs of the site before the season so that any damage can be judged against a record rather than memory.

On properties with a designated fire route, this is not optional. Mississauga’s Fire Route By-law requires the property owner to remove snow, ice or obstructions that may prevent the use of the fire route, its signs or hydrants. Make sure the contract says who is doing that and when.

Define the trigger — separately for ploughing and salting

The trigger is the accumulation that brings a crew to site, and a single number is rarely enough for a commercial property.

Published ploughing triggers among the companies above range from 1 centimetre to 1 inch (about 2.5 centimetres), while 5 centimetres is also a common threshold in the wider market. Ice control often works differently: many commercial sites need salting after any measurable snowfall, freezing rain or refreeze, regardless of depth. Sidewalks and entrances may need a lower trigger than the parking lot.

Ask:

  • What depth triggers ploughing in the lot, and on walkways?
  • Is salting automatic after freezing rain or refreeze, or only on request?
  • Who decides that a trigger has been reached — the contractor, a weather station or the site?
  • How are trace events and flurries handled?
  • Can the property manager call for service below the trigger, and what does it cost?

Tie completion times to your operating hours

“Within a few hours of the snow stopping” means little to a business that opens at seven.

Write the completion standard around how the property is actually used. A retail plaza may need the lot and storefront walks cleared before opening. An office site needs the morning arrival handled. A distribution centre running three shifts needs its gates, truck courts and docks usable at every shift change. A condominium needs the ramp, visitor parking and the walk to the bus stop clear before residents leave for work.

Ask how the contractor sequences its route around those times, and whether your property is assigned a priority position or takes its turn.

Plan for the long storm

The real test of a commercial contract is not a five-centimetre overnight snowfall. It is a storm that lasts thirty hours.

Ask whether crews will attend during the storm to keep entrances and drive aisles open, how often they will return, and when the full clean-up — pushing back banks, clearing stalls, re-treating walkways — will happen once the snow ends. Ask whether the contract treats a multi-day event as one visit or several, and whether repeat passes carry extra charges.

Then ask about capacity: how many sites share the route, how many machines and operators are assigned to it, and what happens when equipment breaks down at 3 a.m. Companies that own spare equipment and have backup operators will answer this immediately.

Treat ice management as its own service

Most slip-and-fall claims do not happen in fresh snow. They happen on thin ice — freezing rain, a bank melting across a walkway in the afternoon sun and refreezing after dark, or a damp entrance at minus fifteen.

Ask what products are used and how the choice changes with temperature. Rock salt becomes much less effective in deep cold, while calcium or magnesium chloride blends continue working at lower temperatures. Liquid anti-icing applied before a storm stops snow bonding to the pavement and can reduce how much material is needed afterwards. Ask how often walkways are inspected for refreeze between storms, and whether that monitoring is included in the price.

Salt use is also an environmental and maintenance question. The Smart About Salt programme, supported by Landscape Ontario, trains and certifies contractors in reducing salt while maintaining safety, and its training covers record-keeping as well as application practices. Over-salting damages concrete, interlock, vehicles, turf and landscaped islands, and it is expensive. A contractor who can explain application rates is usually a contractor who measures them.

Decide what happens when there is nowhere left to push the snow

By February, many Mississauga plazas and condominium sites have more snow than storage.

Agree in advance whether the contractor will relocate snow on site with a loader, stack it in a designated corner or haul it away. Hauling is normally billed separately, by the load or the hour, so ask for those rates before you need them. Stacking snow in parking stalls costs revenue on a retail site, piling it over catch basins causes flooding during the thaw, and piling it at an exit blocks sightlines for drivers leaving the property.

Insist on documentation that would hold up months later

The service record is part of what you are buying.

In Ontario, someone injured by snow or ice on private property must generally serve written notice within 60 days, and that notice can be served on the owner or on the contractor employed to remove snow or ice. The general limitation period for bringing a claim is two years. By the time a claim arrives, nobody will remember what the walkway looked like that morning.

Ask what each visit produces: arrival and departure times, the work performed, the areas treated, the product and quantity applied, weather conditions and photographs. Ask whether vehicles are GPS tracked, how the records are delivered and how long they are kept. Then ask to see a real report from last season rather than a sample template.

Read the insurance and indemnity clauses carefully

Request a current certificate of commercial general liability insurance and check the limits, the policy dates and the name of the insured company against the contract. Many property managers ask to be named as an additional insured. Request a WSIB clearance certificate as well, since crews working at night on ice is exactly the situation workplace coverage exists for.

Then read how the contract allocates responsibility. Some agreements make the contractor responsible for conditions on the site throughout the season; others limit responsibility to the time crews are physically present. If the owner restricts salt to save money, the contract should say who carries the consequences.

Ask who will actually do the work

Subcontracting is common in the snow industry, particularly during busy storms.

Neither model is automatically wrong, but you should know whether the plough on your lot belongs to the company you hired, whether the operator is an employee, and whether subcontractors carry their own insurance and WSIB coverage. The company named on the contract should remain accountable regardless of who is driving.

Choose the pricing model that fits your risk

Commercial snow is usually sold in one of four ways.

Fixed seasonal contracts give a predictable budget and transfer the risk of a heavy winter to the contractor. Check whether there is a snowfall cap, after which extra charges apply.

Per-event or per-push pricing is cheaper in a mild winter and harder to budget in a severe one. Make sure the contract defines what counts as an event.

Time and materials billing — hourly equipment rates plus salt — suits large or unpredictable sites but requires reliable records to verify the invoices.

Hybrid arrangements combine a seasonal fee for ploughing with salt billed per application, or a base fee with capped extras.

Whatever the model, confirm the season dates. A contract that ends on 31 March may miss a late storm.

Agree how damage will be handled before it happens

Some damage is almost inevitable on a busy commercial site. Turf along islands gets torn up, curbs get chipped, signs get clipped and asphalt gets scraped.

The contract should explain how damage is reported, how quickly, and who repairs it. Mark hazards with stakes before the ground freezes. Combine the pre-season photographs with a spring walk-through, and agree a deadline for raising claims. A contractor who also maintains or paves the property has a direct reason to keep that list short.

Establish the communication chain

When a tenant calls at 6 a.m. because the entrance is icy, you need to know whom to call next.

Ask for a named account manager, an after-hours dispatch number answered by a person, and a clear escalation path. Ask how you will be notified that the site has been serviced, and how tenant or resident complaints are recorded and resolved. A contractor’s communication during a bad storm is often the best predictor of whether you will renew the contract.

Overall Summary

The best commercial snow removal company in Mississauga depends on the size of the site, how it operates through the night and how much of the liability you need the contractor to help you carry.

Maverick Landscaping is our top overall commercial snow removal company in Mississauga because it plans each winter programme around the property and stays responsible for that property all year. A pre-season site assessment and customised winter service plan set the priorities before the first storm; ploughing, salting, sidewalk clearing, hauling and ice monitoring come from the same Mississauga-based contractor; and the company that clears the lot in January also maintains the grounds, repairs the asphalt and concrete, and paves parking areas when the snow is gone. For plazas, offices and multi-unit properties that want one accountable partner rather than a winter-only vendor, that continuity is the strongest argument on this list.

Clintar of Mississauga is the natural choice for portfolio owners and institutional property managers who want national-network systems, single-point account management and consistent service across multiple sites.

EDPS Property Services is best suited to large logistics, industrial and campus properties, with fully self-performed work, a fleet of more than 50 units and sites of up to 50 acres or more.

Just For Snow is strongest on demanding, high-traffic sites, combining a 1-inch trigger, self-performed crews, GPS-based reporting and SIMA staff certification.

Monster Plowing is the clearest option for owners in east Mississauga who want published arrival and response windows, in-truck video and stated insurance limits.

Clear Cut Group makes the most sense for mid-sized commercial and multi-residential sites that want temperature-matched ice control and GPS and photo documentation from a local owner-operated firm.

Oakly Landscaping is particularly useful for condominium corporations and property managers who value a dedicated account manager, real-time storm updates and published insurance coverage.

Peel Exterior Maintenance is the pick for owners focused on liability records, with four years of retrievable GPS history and a live dispatcher.

Faion Landscaping & Snowplowing is a long-established family business for industrial and commercial buildings that prefer a direct relationship over a large account structure.

AAA Landscaping suits plazas and condominium sites across Brampton and north Mississauga that want pre-season site plans, snow markers and GPS-backed log sheets.

Whichever contractor you shortlist, settle the same five terms before signing: the trigger for ploughing and salting, the completion standard against your operating hours, the multi-day storm policy, where the snow will be stored or hauled, and the documentation you will receive after every visit. Then check the insurance certificate and WSIB clearance. The seasonal price is the easiest number to compare — and the least likely to tell you how the site will look at six o’clock on a February morning.

Matt and his crew are an efficient and effective team. In five days they replaced and installed our fence. They were very patient and kind to my husband, who desperately wanted to help do the wood-working things. The fence looks fantastic and we have had a handful of neighbours from around the block ask to come through and see the finished product. The workmanship is guaranteed and Matt said if we had any issues to call. The back gate was sticking a bit after the rain, so we called and Matt came and adjusted the gate so it doesn't stick any more. Fantastic service! Kate, Jeff and Heather Lee
